Today we are going to dive into 3 key insights you need to do when writing an offer on the house of your dreams.
The first and foremost important thing to the seller is PRICE. When you're writing an offer with your Realtor it is critical to talk about price. A home is one of the biggest (cut off biggest) if not THE’ biggest purchase anyone will make in their lifetime. A good Realtor will have recommendations about their opinion value however it’s paramount that you fully understand why you're offering that amount.
You need to know what is going on in the neighborhood, what homes are selling for, what the average days on market are, what the list price to sale price is, and if the average seller is contributing towards closing costs.
The second is the insight to why they are selling the home! Do they need to move out quick? Is it vacant and they are paying a mortgage until someone buys it? Are they moving to another house? Have they already found that house? The idea is to understand how you can make your offer more attractive, are their certain dates, timelines, or terms you can include that could win the sellers over on your offer.
This also gives you the opportunity to write a clean offer with only the items that are important to you, a clean offer puts you ahead of the game. You don’t want to be tripping on pennies to save dollars.. or wait.. tripping over dollars just to pick up pennies.
The third secret to winning over the seller is to create an emotional attachment. If you want your offer to stand out of a crowd you need to be writing a letter to the seller, make it personal. Let the sellers get to know the people behind the paper and why you are the right person for the home. Ive had great success with this, I’ve even taking it a step further with a personal video that really allows’ the people selling the home to connect with you on a whole another level.
Remember getting your offer accepted is just the beginning of the buying process and isn’t the end of the negotiating process. There are a handful of obligations that start once you get your offer accepted from your home inspections to the appraisal and checking all facts on the final settlement statement.
