One of the biggest mistakes I see people make when they are looking to sell their home, is how they market and negotiate their home. Today we are going to dive into the three different groups you NEED to be considering when marketing and negotiating the sell of your home.
1. Selling the Real Estate Community - The home buyer’s agent… the gate keeper..! The buyer’s Realtor has a fiduciary responsibility to look out for their clients best interest. They will be looking at your neighborhood’s average value, what homes have sold, went under contract, and what is currently for sale. If they don’t believe it is a good buy, good investment, or in line with pricing. They will skip over your home or educate their client on the reasons not to buy your home.
2. Selling the Buyers - The person wanting to buy your home is the 2nd sale you have to make. If they can’t picture themselves living in the home, falling in love with the home, or affording it your offer stops there.
3. Selling the Appraiser - Even if you're able to sell the Real Estate Community on your home and the person wanting to buy it. You still need to sell the bank on your home’s value. The bank will be sending a appraiser to give their opinion of your homes value and the appraisal is exactly that…. their opinion. If they believe your home is not worth what the buyer is willing to pay. They will not give them the loan to buy it.
So… how do you successfully sell your home to all 3 of these groups?!
Here are some of the practices I use with all of clients, because as your Realtor I also have a fiduciary responsibility to do everything in my knowledge base to ensure my client wins.
When it comes to selling the real estate community and your buyer’s Realtor, I ensure that the home’s pricing is based upon tangible facts, that the property is marketed to attract a Realtor’s attention, and that it’s advertised in more places than the MLS.
Selling people who are on the search for their new home requires partnering with your Realtor to ensure you're capitalizing on marketing to the largest group of home buyers out there. That you have professional photo’s of your home... I can’t tell you how many times I see homes for sale without professional photos. I don’t care if it’s a $90,000 condo or a million dollar listing. In today’s world 90% of home buyers start their search online, you need to be marketing your home at its best at all times. Before you get the photo’s taken make sure you take a walk through of the your home with your Realtor and get a list of action items you need to do before the photographer gets to your home like staging, decluttering, landscaping, and making sure your curb appeal pops!
If you are thinking of selling your home, one of the most important questions you NEED to be asking your Realtor is.. “Do you Meet the Appraiser once we get an accepted offer and what is your goal when doing so? Your Realtor should be looking out for your best interests at all times and that includes interviewing the appraiser, meeting them in person, having an appraisal packet ready for them, and ensuring nothing is left out of the appraisers opinion of value for your home. If they need to fire your appraiser, make sure they do before it’s to late.
A common misconception is that you can get aggressive with pricing in a seller’s market. Which is not the case, you need to be strategic in all markets. If you recognize this fact, you will be the most successful when it comes to selling your home in the shortest amount of time for the most money possible. remember, your marketing and price has to convince three individuals that your home is a fair value.
